The average person takes just 27 minutes to decide whether the property is right for them, but 1 in 6 will make that decision in just 10 minutes or less! That is why the first 7 seconds matter the most.  

The first smell, any hallway clutter and even where you meet them – It all matters. These little details will set the tone of the entire viewing. Most viewers decide emotionally before they decide logically, which is why we need to ensure they are at ease and comfortable from the very start. 

 

Quick Pre-viewing Checklist: 

Here’s how to make sure your property gives off the right first impression: 

  • Open the curtains: Plenty of light will open up the space.  
  • Lights on: Daytime or nighttime, it makes the space feel warm and welcoming 
  • Spray:  Febreeze should be your best friend!  
  • Declutter the hallway:  This is often missed or not made a priority as much as the other rooms. However, It’s the first AND last area they’ll see – so make sure it’s clean, open and tripping hazards out of sight, not just moved to the side!  
  • Meet them outside: Don’t make them knock, greet them with a smile and put them at ease! This is your chance to get to know them, so you can adapt your viewing style to them!

A great viewing should start before a tenant steps inside. Set the right tone, and you’ll find that those first 7 seconds do most of the selling for you.
